Dentons’ Real Estate team in Warsaw has advised Skanska on the sale of an office building in the Nowy Rynek complex in Poznań, custom-built for Franklin Templeton Investments fund. This is the first transaction involving property in this complex, which will ultimately consist of five office-and-retail and residential-and-retail buildings. The nature and scope of the transaction were unique in the Polish market, given that the building concerned was custom built to the specific requirements of the buyer, which happens very rarely in Poland’s commercial real estate market.

The office building owned by Franklin Templeton is the first building to be commissioned in the Nowy Rynek complex, developed on a former bus terminal site in the center of Poznań. It boasts a total of 27,000 square meters of office space on six floors and will serve as the new headquarters of the fund. The building features modern spaces designed to create superior work conditions, as well as cafeterias, a gym, and a parking lot for bicycles.
