London—Dentons has finalised plans to move into a new London office at One Liverpool Street in 2026, following expiry of the firm's leases at 1 Fleet Place.

Developed by Aviva Investors and scheduled for completion in January 2026, One Liverpool Street will provide 176,000 sq ft of office and retail space, spread across the ground and upper ten floors. Dentons will take around 67,500 sq ft of space in the building on an initial term of 15 years and expects to move into the building by mid-2026.

The building is being developed with environmental and sustainability credentials front-and-centre in its design. It is targeting a BREEAM ‘Outstanding’ rating, the highest certification that can be achieved when assessing the sustainability performance of a building through BREEAM’s third-party certification scheme, while also meeting Carbon Risk Real Estate Monitor’s (CRREM) decarbonisation pathway requirements. The building will be 100% electric with no gas boilers and include nearly 300 cycle spaces and high-end end of journey facilities. It is expected to have a 33% carbon saving over current Building Regulations and will contain high performance HEPA filters which will remove at least 99.97% of particles from the air and a green roof to enhance biodiversity and provide rainwater attenuation.
