Dentons assisted Fort Partners, as sponsor, arranger and main investor, in the acquisition of Palazzo Marini 3-4 in Rome. The deal aims to transform the property into a luxury hotel to be managed by Four Seasons Hotels and Resorts, world's leading luxury hospitality company.

The property, formerly owned by the real estate developer Sergio Scarpellini, is strategically located in central Rome, in Piazza San Silvestro. This is one of the largest real estate transactions in Rome in recent years, with a purchase price of € 165 million.

The acquisition was completed by the Italian real estate fund, Millennium Luxury - Fondo di Investimento Alternativo Immobiliare di Tipo Chiuso Riservato, set up by DeA Capital Real Estate SGR, and invested in by Marini International Holding (Luxembourg), a Luxembourg investment fund.

Dentons advised on the structuring and establishment of the two investment vehicles, on all the legal and tax aspects of the transaction, as well as on the financing.

Federico Sutti, Managing Partner and Head of the Real Estate practice in Italy, and partner Alessandro Engst, Head of the Financial Services practice in Italy, led the multidisciplinary and multijurisdictional legal team on the deal.
