Dentons’ Real Estate team in Warsaw advised the CPI Property Group (CPI), the leading owner of income-generating real estate in the Czech Republic, Berlin and the CEE region, on a transaction involving the acquisition of shares in Dakota Investments, the owner of the Eurocentrum office complex in Warsaw. The shares were divested by Capital Park, an investor and developer active on the real estate market in Poland.

The transaction is the second office complex investment closed by CPI in November 2019. Earlier that month, the company acquired Equator IV office building in Warsaw.

CPI has been investing in commercial properties situated not only in Poland, but also in other locations across Central and Eastern Europe. In 2017, with the assistance of Dentons’ Europe Real Estate team, the company acquired a portfolio of 11 retail properties in the Czech Republic, Poland, Romania and Hungary.

Eurocentrum office complex is a 15-floor A+ category office compound comprised of four component buildings: Alfa, Beta, Gamma and Delta. It is located in Aleje Jerozolimskie, one of Warsaw’s main arterial routes, in the Ochota district. Based on the principles of sustainable construction, as attested by its LEED Platinum Certification, Eurocentrum offers over 85,100 sq. m. of leasable premises in total.

The transaction was led by partner Piotr Szafarz and senior associate Olga Ziegler, with the support of Joanna Popławska (associate). Anna Gulińska (counsel) and Tomasz Kordala (senior associate) who advised on competition law issues as well as Piotr Zabost (associate) who supported the team in the Intellectual Property Law aspects.
